The documents are a legally requirement of the Home Information Pack.

This is a list of the documents in the HIP’s pack. It should be kept up-to-date and can be revised. It must also give reasons for anything that is missing and indicate how it can be obtained at a later date.
Energy Performance Certificate (EPC)

Sales Statement
This will contain :-
- The address of the property being sold
- Proof of property status – freehold, leasehold or commonhold
- Proof of the property being registered or unregistered
- Proof of vacant possession (if appropriate)
Standard Searches
This will include :-
- Land charges certificate (by a personal search company or the Local Authority)
- Other local Authority records - planning decisions, road building proposals etc.)
- The provision of drainage and water services (they must comply with HIP’s regulations)
Evidence of Title
This is proof that the seller owns the property and has the right to sell it. If the property is sold as ‘registered’ then the land registry must be requested to provide an up-to-date official record of who owns the land in the following forms :-
Official copies of the individual property register, proprietary and charges register.
Common Interest Sales – an official copy of the title plan for both the units and common parts which can be obtained through the land registry.
Unregistered Land Sales – A copy of the certificate of an official search of the land registry’s index map and any other documents that provide evidence of title.
These documents can be requested from your local council or the land registery office, ask your conservation officer. |
